SUMMARY
Responsible for the day-to-day management for the Museum facilities, the Kennedy Memorial and Dealey Plaza, as well as operations, parking, security, safety, technology infrastructure, and telecommunications.
Responsibilities:
1. Work in conjunction with managers to develop training procedures and quality customer service standards providing friendly, helpful and courteous service to all guests.
2. Coordinates as necessary with Dallas County Security and City of Dallas Law Enforcement to maintain security of the Museum Facility, building perimeter, Kennedy Memorial Plaza and Dealey Plaza.
3. Coach, advise, and guide facilities and security staff on maintenance, cleanliness and upkeep of Museum facilities and parking lot.
4. Develop schedules for staff.
5. Administer staff performance reviews in a timely manner.
6. Responsible for ensuring that the Museum sites are properly preserved and maintained.
7. Participates in site identification, selection, and acquisition activities to ensure the most economical application and utilization of company facility resources.
8. Evaluates proposal and bids for various security, maintenance, design, and contracting services as required.
9. Recommends bid acceptance, reviews preliminary and final working drawings for adherence to specifications, design considerations, and cost criteria.
10. Directs and works with architects, staff consultants, and contractors in the design and development of new facilities.
11. Develops plans and program responses to present anticipated space and facility requirements.
12. Manage contract cleaning service, ongoing custodial, cleaning and maintenance tasks for the Museum, Visitors Center (including exterior perimeter) and the Administration Offices.
13. Investigates and evaluates new materials, systems, or equipment which may benefit the Museum in its facilities and security programs.
14. Oversee and ensure timely and accurate completion of all vendor related services. Research and resolve any related issues. Serve as liaison with all related service providers.
15. Ensure that all work by external vendors is completed accurately, timely, and within established budget constraints.
16. Mange routine cleaning and maintenance of facilities after hours. Responsible for managing special projects such as painting and repairs, as assigned.
17. Facilitate training curriculum for new Security and Facilities employees.
18. Manage parking lot.
19. Provide inventory control to lower cost and increase efficiency.
20. Maintain costs within budgetary requirements.
MINIMUM QUALIFICATIONS:
Knowledge, Skills, and Abilities:
Strong knowledge of effective Operations procedures, Security and Facilities maintenance including negotiating and contract development.
Knowledge of project management and planning principles and techniques.
Knowledge of budget and contract administration principles.
Knowledge of custodial practices, procedures, and products.
Knowledge of applicable federal, state, and local laws, codes, ordinances, rules and regulations relating to construction and /or maintenance of buildings.
Strong leadership, interpersonal, planning and organizational skills: excellent written and oral communication skills; effective presentation, negotiation, problem solving, and conflict resolution skills
Skilled in the use of Word, Outlook, Excel and PowerPoint.
Ability to analyze problems, identify alternative solutions and identify alternative solutions.
Ability to work in a team environment.
Ability to establish a comprehensive preventative maintenance program.
Ability to work effectively with a wide variety of visitors and staff.
Qualifying Education and Experience:
College Degree, advanced degree preferred.
Minimum 5 years in facilities/building management
Minimum 3 years supervisory experience, preferably in a historic, museum or cultural setting.
Working knowledge of building management; mechanical, HVAC, technology, telecommunications, and control management systems, principals and practices of federal, state, and local law, codes and regulations applicable to operations and facilities.
